High-rise gated community
Purva Brookshire is a pre-launch high-rise gated community by Puravankara Limited on Hennur Main Road in North Bangalore. Six towers rising to G+32 hold around 1,500 homes across 12 acres, in a 1, 2, 3 and 4 BHK mix priced from ₹84.5 Lakh.
Location is this project's strongest asset. Purva Brookshire is strategically positioned along Hennur Main Road, within North Bangalore's prime Hennur–Thanisandra–Manyata tech belt — the corridor carrying much of the city's white-collar employment. Manyata Tech Park, home to IBM, HP, Cognizant, TCS, Wipro, Oracle, Accenture and over 150 other companies, sits just 4 to 6 km away, a 10 to 15-minute drive off-peak, while the Outer Ring Road is under 2 km from the gate. For senior executives and tech professionals working at Manyata Tech Park, Kirloskar Business Park or along the Thanisandra IT corridor, few new premium launches in North Bangalore put you this close to your desk.
Inside the gates the plan is built around a central park. Six towers sit on roughly 35 per cent of the site, leaving 5.6 acres of landscaped green across a central park and a peripheral belt, with a 60,000 sq.ft. clubhouse at the centre and all resident parking taken into three basement levels. The Brookshire theme runs through the landscaping — English countryside planting with stream and water-feature elements threading between the towers.
The essential facts, before the detail.
North Bangalore's employment weight sits in this corridor. Manyata Tech Park alone hosts IBM, HP, Cognizant, TCS, Wipro, Oracle, Accenture and more than 150 other companies, and it is 4 to 6 km from the site. Kirloskar Business Park and the Thanisandra IT corridor are both 3 to 5 km. Bhartiya City is 5 to 7 km, and the Hebbal business district 8 km.
Road access works on three levels: Hennur Main Road itself as the arterial, the Outer Ring Road between 700 m and 2 km away for cross-city movement, and NH-44 at 3 km for the run north. Kempegowda International Airport is 26 to 30 km, roughly 30 to 40 minutes.
Four configurations, all priced on super built-up area at ₹13,000 per sq.ft.
The 2 and 3 BHK together account for 80 per cent of the project — 1,200 of the 1,500 homes — which is where the depth of inventory and the widest choice of floor and orientation will be.
Expressions of interest are open ahead of the December 2026 launch. Registering is free, carries no obligation, and puts you in line for first choice of tower, floor and orientation when inventory opens. Purva Brookshire follows a construction-linked payment plan — typically a 10:80:10 or comparable milestone structure — with the full schedule released alongside the cost sheet.

The Purva Brookshire master plan covers 12 acres — 5,22,720 sq.ft. — on Hennur Main Road, organised around a central park. Six towers sit on roughly a third of the site, the clubhouse takes a full acre at the centre, and 5.6 acres are given to landscaped green across the central park and a peripheral belt. All resident parking goes into three basement levels, so the ground plane stays green.
| Zone | Area | Share | Description |

Purva Brookshire offers four configurations across six towers, from a 650 sq.ft. 1 BHK to a 2,800 sq.ft. 4 BHK. Towers carry eight to nine apartments per floor, served by six to seven high-speed lifts plus a dedicated service lift, with park-facing and garden-facing orientations across the six blocks.
The 2 and 3 BHK together make up 80 per cent of the project, so that is where inventory depth and choice of floor and orientation are widest.

Purva Brookshire is Puravankara's high-rise community on Hennur Main Road — 12 acres, six towers and around 1,500 homes in a 1 to 4 BHK mix. It is aimed squarely at the professionals who work in this corridor: Manyata Tech Park is 4 to 6 km away, Kirloskar Business Park 3 to 5 km, and the Outer Ring Road is walking distance from the gate.
The name sets the design brief. Brookshire draws on English countryside landscaping — stream and water-feature elements running through the gardens, tree-lined avenues and quiet green courtyards between the towers. Against a 12-acre site carrying 22.5 lakh sq.ft. of development, that landscaped 5.6 acres is what keeps the density liveable.
The unit mix is deliberately broad. A 650 sq.ft. 1 BHK at ₹84.5 Lakh and a 2,800 sq.ft. 4 BHK at ₹3.64 Cr sit in the same community, which means young professionals, growing families and larger households share the same address and amenities rather than the project serving a single segment.
Puravankara has been building in Bengaluru since 1975 and operates three brands — Purva at the premium end, Provident Housing in the mid-segment and Purva Land in plotted development. Purva Brookshire carries the Purva label.
Hennur Main Road runs north-east out of the city through one of Bangalore's most active residential corridors. It sits inside the Hennur–Thanisandra–Manyata belt, with the Outer Ring Road crossing it between 700 metres and 2 km from the project.
What drives the area is employment density. Manyata Tech Park — IBM, HP, Cognizant, TCS, Wipro, Oracle, Accenture and 150+ others — is 4 to 6 km away. Kirloskar Business Park and the Thanisandra IT corridor are 3 to 5 km, Bhartiya City 5 to 7 km, and the Hebbal business district 8 km. Very few Bangalore addresses put that much white-collar employment within a 20-minute drive.
The neighbourhood is already built out rather than emerging. Yelahanka and Devanahalli lie north, Banaswadi and Kalyan Nagar south, Thanisandra and Horamavu east, Hebbal and Nagawara west. Schools, hospitals and retail are established: Delhi Public School, Ryan International, Vidyashilp Academy and Canadian International School within 5 to 10 km; Columbia Asia, Manipal and Aster CMI within 6 to 8 km; Elements Mall at 4 km and Gopalan Signature Mall at 6 km.
Infrastructure continues to be added. Namma Metro Phase 2 works are progressing across the northern corridor with completion targeted for 2027–28, Hennur Road widening and flyover construction is under way, and the Outer Ring Road is being upgraded. For a buyer, the useful distinction is that the jobs, the schools and the hospitals are here today — the metro and the road upgrades are what improves the commute from here.
Bengaluru, formerly Bangalore, is India's major technology centre and one of its most active cities. Widely called the Silicon Valley of India, it hosts global tech giants and IT leaders like Infosys and Wipro. The city also houses top research centres like ISRO and HAL. People move here for the jobs, a mild climate, and a high quality of life.
The city has a rich past. Old stone carvings record the name as Bengaval-uru, meaning City of Guards. Popular legend also links it to Benda-Kalu-ooru, or the Town of Boiled Beans. Kempe Gowda I founded modern Bangalore in 1537 by building a mud fort and local markets. The British later added a military cantonment next to the old town. Economic gains in the 1990s turned this former Garden City into a world tech hub, and officials formally renamed it Bengaluru in 2006.
Beyond business, Bengaluru is famous for its green spaces. Key landmarks include Lalbagh Botanical Garden, Cubbon Park and the historic Bangalore Palace, and residents enjoy pleasant weather all year alongside a rich food and cafe culture.
City growth continues to push north. The Hennur–Thanisandra–Manyata belt has become one of the city’s densest employment corridors, and residential development has followed the jobs rather than running ahead of them. For buyers, that means an address where the tech parks, schools, hospitals and retail are already in place, with metro and road upgrades still being added around them.
What underpins Purva Brookshire as a purchase, whether you intend to live in it or let it.
The tenant base for this corridor is the Manyata and Thanisandra workforce, and it exists today rather than depending on future infrastructure. A 4 to 6 km commute to one of India's largest tech parks is the single strongest rental driver in North Bangalore, and it applies to every configuration in the project — the 1 and 2 BHK for individuals and couples, the 3 and 4 BHK for relocating families.
The mix runs from ₹84.5 Lakh to ₹3.64 Cr. That breadth matters: it widens the resale buyer pool at exit and means the community is not exposed to a single price band.
At 12 acres with a 60,000 sq.ft. clubhouse, Purva Brookshire has the amenity scale that smaller launches in the corridor cannot match — and roughly 1,500 households sharing the cost of running it, which keeps maintenance per home reasonable.
